Equity Release Near Commercial Premises, Pylons or Other External Features
Lifetime mortgage valuers consider not only the property itself but also factors that may affect future marketability. Nearby shops, pubs, industrial uses, high-voltage pylons or other unusual features can therefore influence lender appetite.
Different lenders take different views
A feature that concerns one lender may fall within another lender’s policy. Distance, visibility, noise, type of neighbouring use and local demand can all matter.
Valuation is decisive
Even where a lender is willing to consider the case, its valuer will assess value and saleability. An initial lender check can help avoid applying where a known feature clearly falls outside policy.
