Equity Release on Ex-Local Authority & Ex-Council Properties

Buying your home from the council, or owning a property that was previously local-authority housing, does not automatically prevent equity release. Equity release on an ex-local authority property can be available, but the lender will consider the property itself rather than simply the identity of its former owner.

Can I get equity release on an ex-council house?

Potentially, yes. Traditional brick-built ex-local authority houses can be relatively straightforward for some lenders. Where the home is system-built, concrete, steel framed or otherwise non-standard, the precise construction becomes much more important. That is why equity release on an ex-council house is best checked using the full address and construction details rather than relying solely on an online calculator.

What about ex-local authority flats?

Flats can require additional checks. A lender may consider the remaining lease term, height and construction of the block, access arrangements, number of storeys, concentration of local-authority ownership and general resale market. Different lifetime lenders can take different views.

Right to Buy and construction type

A Right to Buy history itself is not necessarily the issue. More often, it is the type and condition of the property that determines whether it fits a lender’s security requirements. For example, a Lang Easi-Form or other concrete home may need to be assessed under specialist construction criteria.
