Equity Release on Timber Frame and Non-Standard Construction
Lifetime mortgage lenders do not all define acceptable construction in the same way. Timber frames, system-built homes and older non-standard construction may be acceptable to some lenders and outside policy for others.
Information that helps
Useful details can include the approximate build year, structural system, external wall finish, roof construction, details of extensions or alterations and whether the property is listed. For system-built properties, the recognised construction name can be particularly important.
Marketability and condition
Lenders are taking a long-term legal charge, so valuers consider whether the property is structurally sound, insurable and likely to remain saleable. An unusual construction type can therefore affect both acceptance and valuation.
Check before applying
Where construction is known to be non-standard, a targeted lender check can be more useful than submitting an application to a lender chosen solely on interest rate.
