Can I Get a Mortgage After 80?
Mortgage options can still exist after age 80, although the number of lenders and products is smaller and criteria become more important.
Age limits differ
There is no single maximum mortgage age used by every lender. Some lenders impose a maximum age when the mortgage starts or ends, while specialist later-life lenders can use different rules.
Income-based options
Where retirement income is sufficient, a RIO or another mortgage designed for later-life borrowers may be possible. Affordability, credit history and property criteria will apply.
Lifetime mortgages
For eligible homeowners, lifetime mortgages can provide borrowing without a conventional mortgage term and many plans do not require monthly repayments. Because interest can roll up, the amount owed can increase significantly over time.
Property value and loan-to-value
At older ages lifetime mortgage providers may permit higher maximum loan-to-values than for younger applicants, but borrowing the maximum is not necessarily appropriate. The amount needed and long-term effect should be considered first.
