Can Pension Income Be Used for a Mortgage?

Yes. Many mortgage lenders can use pension income when assessing borrowing in retirement, although the types of pension accepted and the evidence required vary.

Income lenders may consider

Depending on lender criteria, this can include State Pension, defined-benefit or final-salary pensions, annuity income and income drawn sustainably from private pension arrangements. Some lenders may consider other retirement income as well.

Why future income matters

If a mortgage term runs beyond your planned retirement date, a lender may assess what income will remain after retirement rather than relying only on current employment income.

Joint borrowers

For some later-life mortgages, especially RIO, lenders may consider whether payments would remain affordable if one borrower died. Survivor benefits and the proportion of pension income that continues can therefore matter.

If pension income is not enough

A lifetime mortgage may be worth exploring where monthly affordability is the barrier, although the effect of roll-up interest must be considered. Downsizing or reducing the borrowing requirement may also be alternatives.
